Once the development concept and site plans have been completed and agreed upon by the Hospital, finances arranged, and the development agreement and property leases are signed off, Pacific Medical Buildings will conduct the following tasks to initiate construction of the medical buildings:
- Direct project architect on the design of the building
- Obtain required land use approvals
- Arrange for the leasing of office space to physicians
- Custom design all tenant suites
- Obtain debt and equity financing for the projects
- Prepare complete, detailed building construction documentation
- Direct contractor on construction of project
- Apply for and obtain all necessary building permits
After the building is completed, Pacific coordinates the tenants’ move-in process. Pacific is the general partner of the ownership group and is property manager of the building.
Pacific pays special attention to medical building development so that each building enhances the hospital campus while complementing existing architecture. Our medical suites are attractive, functional, efficient and cost-effective. Pacific generally specifies a steel structural system with relatively long spans to avoid interior columns that restrict the flexibility of suite planning. Sophisticated multi-zone heating, ventilating and air conditioning systems are used to permit individualized comfort control within the suites. Sound attenuating partitions, ceilings and doors are installed to ensure patient privacy and confidentiality. Because Pacific is typically the owner of the building, we emphasize building quality, durability, ease of maintenance and flexibility for hospital remodeling.
